What we keep, and why. What we collect when you use this site or enquire, why we collect it, what you can ask us to do with it, and what to keep in mind when you use the information on this site. Effective 21 October 2026. #### Who we are This website is run by Ishaks Holdings Pty Ltd (“we”, “us”), NSW conveyancer licence 05003080, at 3 George St, North Strathfield NSW 2137. Questions about this policy go to info@ishaks.com.au. #### What we collect - Enquiry form: your name, email, phone number, state, what you need help with and anything you write in the message. - Client forms: if we send you a link to our buyer or seller questions form, the answers you give. That can include names, dates of birth, contact details, the property and any mortgage, how you want to verify your identity and, where you choose to give them, bank account details and a tax file number. Those forms go to the Ishaks team handling your matter, and we use them to act on it. No analytics run on those pages. - Calls and email: whatever you tell us when you phone or write. - Calculators and glossary: nothing you type in is sent to us or stored. The figures stay in your browser. - Site visits: like most websites, our host keeps standard server logs (IP address, browser type and the pages requested) to keep the site secure and running. - How the site is used: Google Analytics and Microsoft Clarity record which pages are visited, what people click (for example the phone number, a calculator or the enquiry form), roughly where visitors are, what device they use and how they move around the page. Details are under Cookies and analytics below. #### Why To reply to you, quote on your matter and, if you go ahead, act for you. If you send the enquiry form, we also add your name and email to the Ishaks database, which we use for an occasional newsletter and announcements. Every message has an unsubscribe link, or you can email info@ishaks.com.au and we’ll take you off. We don’t sell or rent your information. #### Who sees it The Ishaks team members who handle enquiries and the matter itself. Nobody else, unless the law requires it or you ask us to share it, for example with your lender or the other side’s representative. Visual Lab, the agency that built and looks after this website, can see form submissions and receives a copy of enquiries for the first few months so we can check they arrive. Visual Lab also manages the site’s Google Analytics and Microsoft Clarity accounts for us and sees the usage reports. #### Where it’s kept Form submissions are received and stored by Netlify, which hosts this site, and forwarded to our business email. Netlify checks each submission for spam using Akismet. Both are based in the United States, so that information may be stored or processed overseas. Emails are kept in our business email account. The fonts on this site load from Google Fonts, so Google receives your IP address and browser details when a page opens. Usage data from Google Analytics and Microsoft Clarity is stored on their servers, which are mostly outside Australia. #### Cookies and analytics This website uses two analytics tools to show us what is useful and what isn’t, so we can improve it. - Google Analytics counts visits and clicks: pages viewed, the phone and email links, calculator and glossary use, the enquiry form being sent, and the visitor’s approximate location, device and browser. It sets cookies in your browser to tell visits apart. - Microsoft Clarity records anonymous sessions: where people click, scroll and tap, shown as heat maps and replays. It also sets cookies. Anything typed into a form field is masked, so we can’t see it. These tools don’t receive your name, email, phone number or the message from the enquiry form, and nothing typed into the calculators or the glossary is sent. We don’t use the data for advertising. To opt out, you can block cookies in your browser settings, use a browser that blocks trackers, or install the Google Analytics opt-out add-on. Both providers explain how they handle data in their own policies: Google and Microsoft. #### Keeping it safe The site is served over an encrypted connection, and access to form submissions is limited to the people who need them. Please leave ID numbers, bank details and other sensitive information out of the enquiry form. Our client forms ask for these only where we need them to act for you. #### How long As long as we need it to work with you and meet our record-keeping obligations. After that we delete it. #### Your choices You can ask to see the information we hold about you or correct it. You can also ask us to delete it, and we will unless the law requires us to keep it. Email info@ishaks.com.au and we’ll respond within 30 days. #### Other sites Links to Facebook, Instagram, TikTok, LinkedIn and other sites take you to services with their own privacy policies. #### Complaints Tell us first, on info@ishaks.com.au or 1300 474 257, and we’ll work to fix it. About this website or how we handle your personal information: if you’re not satisfied with our response, you can contact the Office of the Australian Information Commissioner. About our conveyancing services: Ishaks Holdings Pty Ltd is licensed in New South Wales and regulated by NSW Fair Trading. Stamp duty rates and concessions come from each state and territory revenue office, checked 6 November 2026. #### Estimates, not advice General information only, not financial advice, a credit assessment or an offer of finance. What it costs each month. A $600,000 loan at 6.16% over 30 years costs $3,659 a month in principal and interest. Change any figure on the sheet to see your own: the loan, the rate, the term, how often you pay, and any fees. #### Notes to the sheet. In plain English. #### How the figure is worked out The sheet uses the standard loan formula: the same repayment every period, set so the loan and its interest are paid off together by the end of the term. Weekly and fortnightly repayments are worked out on 52 and 26 repayments a year, not by splitting the monthly figure. #### Interest only Interest-only repayments cover the interest and nothing else, so at the end of the interest-only period you still owe what you borrowed. The note beside the answer shows the interest over the term and what would still be owed. #### If rates rise The note beside the answer adds 2 percentage points to your rate and shows the repayment then. Rates move, so it’s worth knowing you could carry the higher figure. #### The starting rate 6.16% is the average rate on new owner-occupier home loans in August 2026, from the Reserve Bank of Australia. Replace it with the rate your lender quotes. #### What it leaves out Rate changes, offset accounts, redraw and lenders mortgage insurance aren’t modelled. General information only, not financial advice, a credit assessment or an offer of finance. The figures are estimates, and your lender’s figures are the ones that count. --- ## Borrowing power calculator · Ishaks Conveyancing URL: https://www.ishaks.com.au/calculators/borrowing-power/ ### Borrowing power calculator. How much could you borrow? If you can repay $3,500 a month at 6.16% over 30 years, you could borrow about $573,887. The sheet works backwards from the repayment you can afford. Put in your own figures, then carry the result into the repayments calculator. #### Notes to the sheet. In plain English. #### Working backwards The sheet takes the repayment you’re comfortable with and finds the loan that repayment would pay off over the term, at the rate you enter. #### What a lender looks at Lenders also assess your income, living expenses and other debts, and they test your repayments at a higher rate than the one you’ll pay. Their figure can be lower than this one. #### Your budget for the property What you can spend is the loan plus your deposit, less the costs of buying: stamp duty, conveyancing, lender fees and inspections. Stamp duty is usually the biggest of those, and the stamp duty calculator works it out for every state. #### Carrying the figure The button under the answer opens the repayments calculator with your figure filled in. It’s passed within this browser tab only, never in the web address. #### Estimates, not advice General information only, not financial advice, a credit assessment or an offer of finance. The figures are estimates, and your lender’s figures are the ones that count. --- ## Extra repayments calculator · Ishaks Conveyancing URL: https://www.ishaks.com.au/calculators/extra-repayments/ ### Extra repayments calculator. How much sooner could you own it? Adding $200 a month to a $600,000 loan at 6.16% over 30 years pays it off 3 years 11 months sooner and saves $111,441 in interest. Enter your balance, rate and years left, then try an extra amount, a lump sum, or both. #### Notes to the sheet. In plain English. #### Why small amounts add up Every extra dollar comes straight off the balance, so less interest is charged from then on and more of each scheduled repayment goes to the loan itself. That’s why the saving grows faster than the extra you put in. #### Lump sums A lump sum works the same way, all at once. Paid early in the loan, a tax refund or a bonus has the biggest effect. #### Check your loan first Some fixed-rate loans limit extra repayments or charge for them. Variable loans usually allow them. If you have an offset account, money held there reduces the interest in a similar way. #### Principal and interest only The sheet works on principal and interest repayments. An interest-only loan doesn’t reduce the balance until it moves to principal and interest, so check the figures with your lender. #### Estimates, not advice General information only, not financial advice, a credit assessment or an offer of finance. The figures are estimates, and your lender’s figures are the ones that count. --- ## Stamp duty calculator for every state · Ishaks Conveyancing URL: https://www.ishaks.com.au/calculators/stamp-duty/ ### Stamp duty calculator. Every state and territory. On an $800,000 established home you’ll live in, stamp duty runs from $21,850 in Queensland to $43,070 in Victoria, before any first home buyer concession. Pick the state, the property and your situation on the sheet. #### Notes to the sheet. In plain English. #### What stamp duty is Stamp duty is a state and territory tax on buying property. Each one names it differently (transfer duty in NSW, Queensland and WA, land transfer duty in Victoria, conveyance duty in the ACT) and sets its own brackets and concessions, so the same home can carry very different duty either side of a border. #### An $800,000 home, state by state Duty on an established $800,000 home, before any first home buyer concession, worked out with the calculator above. State or territory To live in To invest New South Wales$30,187$30,187 Victoria$43,070$43,070 Queensland$21,850$29,025 Western Australia$32,315.50$32,315.50 South Australia$37,830$37,830 Tasmania$31,185$31,185 Australian Capital Territory$22,158$25,150 Northern Territory$39,600$39,600 #### First home buyers Six states and territories cut duty for first home buyers: NSW, Victoria, Queensland and WA, South Australia on new homes and land only, and the ACT through a scheme open to anyone who hasn’t owned property for 5 years. Tasmania ended its relief on 30 June 2026 and the Northern Territory has none, though both offer grants for new homes. Each state’s page has the thresholds. #### Foreign purchasers NSW (9%), Victoria (8%), Queensland (8%), Tasmania (8%), WA (7%) and South Australia (7%) add a surcharge when a foreign person buys residential property. The ACT and the Northern Territory don’t add one to duty. #### When it’s paid Each state sets its own deadline, from 14 days after registration in the ACT to 3 months after signing in NSW. Your state’s page has the rule, and we arrange the payment as part of your settlement. #### What the estimate leaves out The estimate leaves out land registry fees and your lender’s costs. Concessions have conditions, and we confirm yours when we review your contract. Rates and rules were checked at each revenue office on 6 November 2026. --- ## NSW stamp duty calculator · Ishaks Conveyancing URL: https://www.ishaks.com.au/calculators/stamp-duty/nsw/ ### NSW stamp duty calculator. Transfer duty, before you sign. On an $800,000 established home, NSW transfer duty is $30,187, whether you’ll live in it or rent it out. First home buyers pay no duty on a home up to $800,000, and a reduced amount up to $1,000,000. #### Notes to the sheet. In plain English. #### How it’s worked out NSW transfer duty is charged in brackets. Each slice of the price has its own rate, so the rate climbs as the price passes each threshold, and the ledger on the sheet shows what every bracket adds. NSW charges the same rates whether you’ll live in the property or rent it out.
