Notes to the sheet. In plain English.
Working backwards
The sheet takes the repayment you’re comfortable with and finds the loan that repayment would pay off over the term, at the rate you enter.
What a lender looks at
Lenders also assess your income, living expenses and other debts, and they test your repayments at a higher rate than the one you’ll pay. Their figure can be lower than this one.
Your budget for the property
What you can spend is the loan plus your deposit, less the costs of buying: stamp duty, conveyancing, lender fees and inspections. Stamp duty is usually the biggest of those, and the stamp duty calculator works it out for every state.
Carrying the figure
The button under the answer opens the repayments calculator with your figure filled in. It’s passed within this browser tab only, never in the web address.
