Notes to the sheet. In plain English.

  1. Buying a home to live in

Homes and residential land you’ll live in are charged at owner-occupier rates. On an $800,000 home that saves $2,992 compared with buying to invest.

  2. Home Buyer Concession Scheme

You don’t have to be a first home buyer. The scheme is open to people aged 18 or over who haven’t owned property anywhere in the past 5 years and who will live in the home for at least 12 months. Since 1 July 2026 there’s no income test and no cap on the price, so eligible buyers pay no conveyance duty.

  3. Commercial property

Commercial property carries no conveyance duty up to $2.1 million in the ACT.

  4. Foreign purchasers

The ACT doesn’t add a foreign purchaser surcharge to conveyance duty.

  5. When it’s paid

Conveyance duty is payable within 14 days of the transfer being registered. We arrange it as part of your settlement.

  6. Where the figures come from

Rates and rules from the ACT Revenue Office (opens in a new tab), checked 6 November 2026.

The estimate leaves out land registry fees and your lender’s costs. Concessions have conditions, and we confirm yours when we review your contract.
