Notes to the sheet. In plain English.

  1. Buying a home to live in

If the property will be your home, the principal place of residence concession lowers the duty on homes up to $550,000. Above that, owner-occupiers and investors pay the same rates.

  2. First home buyers

First home buyers pay no duty on a home up to $600,000, and a reduced amount between $600,000 and $750,000. You need to live in it as your home, and there are other conditions.

  3. Buying off the plan

Buying off the plan can lower the value duty is charged on, because building work done after you sign isn’t counted. The sheet doesn’t include that concession, so ask us what it means for your purchase.

  4. Foreign purchasers

Foreign purchasers pay foreign purchaser additional duty of 8% of the value of residential property, on top of land transfer duty.

  5. When it’s paid

Duty is usually paid at settlement, and penalty interest can apply if it’s paid more than 30 days late. We arrange the payment as part of your settlement.

  6. Where the figures come from

Rates and rules from the State Revenue Office Victoria (opens in a new tab), checked 6 November 2026.

The estimate leaves out land registry fees and your lender’s costs. Concessions have conditions, and we confirm yours when we review your contract.
