Buying a home to live in
If you’ll live in the property, the home concession rate applies. On an $800,000 home it saves $7,175. You need to be an Australian citizen, a permanent resident or a specified foreign retiree, and there are conditions on moving in.
First home buyers
Buying an established home, you pay no duty up to $700,000 and a reduced amount up to $800,000. Buying a new home, or vacant land to build your first home on, you pay no transfer duty whatever the price.
Changes made in October 2026 widened what counts as a new home and as vacant land, so ask us how they apply to yours. The first home concessions have the same residency rule as the home concession.
Foreign purchasers
Foreign purchasers pay additional foreign acquirer duty of 8% on residential land, on top of transfer duty.
When it’s paid
The transfer has to be lodged for duty within 30 days of the date the duty arises, which is usually the day you sign the contract. We handle the lodgement and payment as part of your purchase.
