How it’s worked out
South Australian stamp duty is charged in brackets: each slice of the price has its own rate, and the ledger on the sheet shows what every bracket adds. There’s no owner-occupier concession, so homeowners and investors pay the same.
First home buyers
For contracts from 6 June 2024, first home buyers pay no stamp duty on a new home, a home bought off the plan, or vacant land to build a new home on, with no cap on the value. There’s no first home relief on an established home, and the relief doesn’t reduce the foreign ownership surcharge.
Commercial property and land
Most commercial property carries no stamp duty in South Australia. From 15 September 2026, vacant land zoned for housing is treated as residential, so it does carry duty.
Foreign purchasers
Foreign persons buying residential property pay a foreign ownership surcharge of 7% on top of stamp duty.
When it’s paid
Stamp duty is paid at settlement, and we arrange it as part of your settlement.
