Notes to the sheet. In plain English.
How it’s worked out
WA transfer duty is charged in brackets: each slice of the price has its own rate, and the ledger on the sheet shows what every bracket adds. Residential and general rates are now the same, so owner-occupiers and investors pay the same duty.
First home buyers
For contracts signed from 7 May 2026, first home buyers pay no duty on a home up to $600,000, and $16.15 for every $100 above $600,000 up to $800,000. For vacant land to build your first home on, it’s no duty up to $450,000, then $20.14 for every $100 up to $550,000.
Buying off the plan
Buyers of off-the-plan apartments may be entitled to a duty rebate. The sheet doesn’t include it, so ask us.
Foreign purchasers
Foreign persons buying residential property pay a foreign transfer duty surcharge of 7% on top of transfer duty.
When it’s paid
Duty becomes payable when you sign. It’s assessed through RevenueWA’s Online Duties system and usually paid at settlement, which we arrange.
