How it’s worked out
Tasmanian property transfer duty is charged in brackets, with a $50 minimum. Each slice of the price has its own rate, and the ledger on the sheet shows what every bracket adds. Homeowners and investors pay the same.
First home buyers
First home buyer duty relief on established homes ended on 30 June 2026, and so did the off-the-plan concession. If you’re building or buying a new home, the First Home Owner Grant of $20,000 still applies. It’s a grant, not a cut to duty.
Foreign purchasers
Foreign persons buying residential property pay a duty surcharge of 8% on top of property transfer duty.
When it’s paid
Duty is due within 3 months of the transaction, which is usually settlement. Where the purchase settles electronically through PEXA, the duty is paid at settlement.
Where the figures come from
Rates and rules from the State Revenue Office Tasmania (opens in a new tab), checked 6 November 2026.
The estimate leaves out land registry fees and your lender’s costs. Concessions have conditions, and we confirm yours when we review your contract.
